TOP 10 QUESTIONS & ANSWERS

1. Q. How much will it cost to register?
A. Money is usually one of the first things on peoples minds, so let´s get this question out of the way first.  You will be happy to know that The Resale Office do not charge the vendor a Registration Fee to register their timeshare for resale, as long as Sole Agency is given.   (We do our utmost to keep our overheads low so that we can avoid this fee)

2. Q. Why Sole Agency?
A. To protect the purchaser - who will be confidently purchasing the timeshare, The Resale Office insists that the vendors registration is a Sole Agency Agreement of the timeshare between the vendor and The Resale Office whilst registered for sale with
The Resale Office.  Adhering to this rule eliminates the chances of a `Double Sale´ situation.

3. Q. What return can I expect?
A. Based on the European Timeshare Resale Market, The Resale Office is the leading indicator/bench marker of realistic and achievable resale prices in Madeira across the majority of resorts. We suggest if you are unsure of the current market value of your timeshare;  you consult with us.  We will advise you of a realistic net amount  you can expect to receive in hand for your timeshare at that time.  Buyers will pay closing costs i.e. Transfer of Title charge as determined by the resort, therefore it is imperative that by the stage of Transferring Title, the timeshare is guaranteed by the vendor to be free of any onuses or encumbrances to allow a swift
and smooth Transfer.  Please note that any onuses or encumbrances undisclosed by the vendor will be deducted from the vendors net amount thereafter the conclusion of sale.  In the interim, using these deducted funds, The Resale Office will pay any outstanding amounts so that the Transfer can continue and be processed without delay to the purchaser.

4. Q. If I decide to sell, what do I need to do?
A. Simply complete our registration to sell form and send it to us. We shall process your registration immediately and confirm the same.  On submission of your registration to sell form you are effectively registered with The Resale Office until a sale is achieved or until you cancel the agreement. On submission of this form the vendor understands that both the vendor and The Resale Office conform to an ongoing TIMESHARE RESALE & ADVERTISING AGREEMENT between the vendor and The Resale Office - that is valid until the timeshare is sold or the resale agreement is cancelled as per conditions of the Cancellation Rules.  
 
5. Q. What happens after I submit my form?
A. On receipt of your registration to sell form, The Resale Office will request the vendor to forward original Certificate of Ownership / Title Deeds and appertaining paperwork to The Resale Office for validation and safekeeping.  We also require a copy of the vendors last maintenance payment/invoice and if possible any apartment plans, floor plans, inventory list, brochure, photographs etc. that the vendor may additionally hold.  We ask the vendor to provide as much information as possible so that prospective purchasers can satisfy themselves that the timeshare is legitimate and suitable for their requirements.   Please note that vendors addresses and contact details are never shared,  only relevant details appertaining to the timeshare in question are discussed with potential purchasers and interested parties.

6. Q. Why do I need to send my documentation?
A. Peace of Mind for the Purchaser:
Prospective purchasers need to feel confident about the product they are buying and therefore in compliance with our Shop with Confidence guarantee, The Resale Office insist on safe-holding the vendors original ownership certificates/deeds as security. In the knowledge that all the aforementioned documentation has been deemed authentic by The Resale Office,  prospective purchasers can make a confident decision to buy the timeshare.

A. Peace of Mind for the Vendor:
The Resale Office vendors also feel secure in the knowledge that their documentation is in safe hands and that The Resale Office can act quickly on their behalf to secure a sale. Backed by such documentation in hand - the kettle does not have time to go off the boil so to speak and a deal can be agreed with a purchaser on the spot. The vendor also feels confident that once a sale has been agreed, it can be executed more swiftly as there is no waiting on documentation to-ing and fro-ing between vendor and The Resale Office.  Subsequently the selling process is shorter for the vendor allowing their net return to be swiftly transferred to their bank account - or preferred mode of payment executed on schedule.

7. Q. What happens when my documents have been verified?
A. On The Resale Office´s receipt and verification of the vendor´s original ownership documentation, the timeshare once accredited is immediately enlisted onto the The Resale Office inventory listings for millions to consider the purchase of.   The Resale Office will confirm in writing their receipt and temporary possession of the vendor´s original ownership documentation as received.

8. Q. What are my responsibilities as a registered vendor?
A. It is the vendors responsibility to forward any newly issued maintenance bill receipts as proof of payment whilst their timeshare is registered with The Resale Office for resale.  It is the vendors responsibility to keep the registered for timeshare resale week/s free from any outstanding financial debt: any onuses or encumbrances  (eg. To keep maintenance payments etc up to date). Any outstanding debts will be deducted from the net amount/s due to the vendor on the sale of the week/s. It is the vendors responsibility to advise The Resale Office in writing of any change of circumstances regarding, or of anything that effects the timeshare membership/s as registered for resale.  An if you are a member of an exchange company such as RCI, II or Dial an Exchange etc : Once the vendor has submitted this resale agreement: THE VENDOR MUST NOT BANK ANY MORE WEEKS. Only if the week/s  is/are with-in 30 days of starting should the vendor bank the week/s.  The goal of The Resale Office and the goal of the vendor is one in the same and that is to sell the timeshare, not give it  to the exchange company.

9. Q. How will I be kept informed regarding the progress of my resale?
A. The Resale Office will make all reasonable efforts to keep clients updated on the current situation regarding their registered timeshare resale and should the vendor wish to contact The Resale Office for an update, they are encouraged to do so at any time. All enquiries will be dealt with by prompt return of email/communication.  The Resale Office endeavours to preferably communicate electronically for two main reasons. The first is to keep overheads low and therefore keep prices competitive and the second is so that all parties have confidence in having communications in writing.

10. Q. What do I do if I wish to take my timeshare off the market?

A. Cancellation Rules: Cancellation of the said agreement:  It is the responsibility of the vendor to terminate this ongoing Resale Agreement with The Resale Office in writing giving ninety days´ prior notice to terminate due to the websites marketing and advertising structure. A Fee of £300 becomes payable if the vendor wishes to remove the timeshare from the The Resale Office inventory listings inside of these required ninety days notice.  On the conclusion of either case, the vendors originally submitted documentation will be returned and the timeshare removed from the inventory listings immediately.
